Why Is the Wrong Tenant So Expensive?
Because possession, once given, is hard to retrieve: unpaid months accumulate while notice periods run; some tenants know eviction timelines better than landlords do; and property misuse (subletting, commercial use, worse) creates liabilities that outlast the tenancy. The asymmetry is brutal: verification costs days; eviction litigation costs years.
What Should Landlords Verify?
The complete file before keys change hands:
- Identity: government ID verified genuine, with photograph match
- Employment and income: the stated job confirmed at source, capacity to pay is the tenancy's foundation
- Prior landlords: the reference nobody fabricates well: payment discipline, property care, exit behaviour
- Litigation and record sweep: disputes with previous landlords surface in court records
- Police verification: mandatory in many jurisdictions and protective everywhere, file it always
What Are the Red Flags to Refuse?
Urgency to move in before checks complete; cash-only preferences with no banking footprint; reluctance to share prior landlord contacts; occupation stories that shift between conversations; and offers above asking rent to skip formalities. Each is a discount on future litigation, decline it.
